The advantages of timber construction and how to sustainably secure the value of a building

 

Wood is the building material of the 21st century. The qualities of wood are well known. The use of wood in building construction and in structural timber engineering is on the rise worldwide. In order to secure the qualities of wood in the built state in the long term and sustainably, both wood and the insulation materials used must be protected against condensation and water ingress. tagtron, the innovative Upper Austrian company, offers the perfect application for this: the automatic moisture monitoring system PHS.

 

Requirements and Risks

Dense construction methods and the intensive use of the roof area (PV, green

roofs, roof extensions) place high demands on the execution quality of the

building components. Damage to the building envelope, execution errors and

improper use cannot be ruled out despite high execution quality.

 

This poses dangers due to condensation, rainwater ingress or leaks - e.g. in

water installations. Affected components cannot dry out quickly enough and

the defect is often not detected until it is too late. Severe damages in the

superstructures of roof, wall, ceiling - up to the total failure of the wooden

construction are the result.

Especially on permanently shaded surfaces of warm roofs (on parapets, under PV elements, roof superstructures, etc.), critical moisture penetration of the roof structure can occur - due to the lack of long-term warming by the sun. Wetness reduces thermal insulation performance, as many insulation materials collapse when water enters - resulting in even more condensate development.

 

"Gradual damage" - insurance does not pay

Damage caused by mold growth, fungal decay or rotting of the wooden structure are common consequential damages caused by moisture and are only covered by insurance in exceptional cases. The often very high repair and renovation costs must be borne by the owner or the craftsman. Possible consequential damage to furnishings or electrical appliances, including impairment of use, should also not be disregarded here. In the worst case, this may require the occupants to move out during the renovation work.
